Research access to basic infrastructure elements such as electricity, water, natural gas and road connections. Land with ready infrastructure is easier to value and speeds up the construction process.

4. Analyse the Region's Development Axis

Planned or under-construction transport projects (motorway, metro, railway) and major investments such as OIZs in the region significantly affect the value growth potential of the area.

5. Research Expropriation Risk

Some land may be subject to expropriation plans. Review municipal plans and institutional projects to find out whether the parcel carries an expropriation risk.

6. Check Neighbouring Parcels and Disputes

Boundary disputes and cadastral errors can lead to significant problems in land transactions. It is recommended to have boundary determination carried out by the cadastral directorate or an independent surveying engineer.

7. Make a Realistic Valuation

Research comparable sales in the area and current m² prices. Do not overlook that land offered well below market value may have a legal or technical problem behind it.
